Surface Treatment Options
Surface treatment such as seal coat, slurry seal, and micro surfacing, improve the quality of paved areas and extends it’s overall lifespan. Parking Lot Experts takes care of your surface treatment needs in Colorado Springs and Denver.
All surface treatments seal existing areas with asphalt and most forms of these treatments are fairly similar to one another. They vary based upon the type and amount of aggregate placed on top of the asphalt emulsion in order to seal the pavement.

SURFACE TREATMENT
- Just as you put oil in your car and paint your house, you should do a little preventive maintenance on your asphalt paving project. Surface treatments serve as preventive maintenance and can be defined as those activities that correct minor surface deficiencies. Treating your parking lot before there is visible distress, fills micro-cracks and protects against the damaging effects of sun exposure and also waterproofs the surface. For maximum benefit, a seal coat treatment should be applied 12 months after initial application, and then periodically every 2 or 3 years. Avery Asphalt has the experience to help you determine the best solution based on your needs.
SEAL COAT
- Seal coats are used to waterproof surfaces, seal minor cracks and rehabilitate surface friction. Pavement may be sealed with this type of treatment at any time of its life, but this method is especially beneficial for dry and raveled pavements. Even if roads are in good condition, this is a great way to revitalize and reduce need for maintenance down the road. A seal coat lasts between 3-6 years, depending on levels of traffic and environmental stress.
SLURRY SEAL
- Slurry seal is commonly used to reduce surface raveling, seal minor cracks and enhance the surfaces friction. You can improve the lifespan of your paved surfaces 5-7 years. If the main problem is oxidation and hardening of surfaces, a slurry seal is a great option. If pavement is covered in lots of cracks, this type of sealant is not going to take as well. All repairs should be conducted prior to applying slurry seal.
MICRO SURFACING
- Micro surfacing differs from polymer-modified slurry seal because of the curing process, which is chemically controlled as opposed to undergoing a thermal process. Micro surfacing provides excellent protection against sun exposure and takes less time to cure than other seals. Once applied the area may be reopened to traffic in as little as one hour. This type of surface treatment is necessary about once every 7 years, depending upon traffic as well as the condition of pavement when treatment is applied.
Surface treatment and Maintenance are beneficial investments to increase the lifespan of your roadways. If performed routinely, they will save you money in the long run.
- Asphalt takes a beating from the natural elements like sun, wind and rain. As the pavement dries, it loses essential elements and then breaks at the weakest points, usually along curb lines and areas of heavy traffic and weight.
- Cracks cause potholes and other deterioration by allowing moisture into the sub-base. With the right treatment prolong pavement deterioration and save you money if routinely performed.
